LJ Hooker Kalamunda & Foothills, not only manages residential properties within the Shire of Kalamunda, we also manage properties in the North, South and Western Suburbs. Terry finds it very interesting meeting both the Landlords and Tenants from these different areas and listening to their needs and requirements. Property management has proven to be Terry's strength and passion, as her excellent record of loyal and satisfied landlords will attest. She has an excellent understanding of High Wycombe and surrounding regions and has also had the pleasure of assisting home owners with the management of their property, from obtaining the best rental for landlords, high quality screening for prospective tenants, to reducing vacancy rates and arranging maintenance and repairs.

CAREFUL TENANT SELECTION
Our property management department is totally focused on finding the best tenant in the quickest possible time. A detailed screening process is applied to all prospective tenants and all references are carefully checked to get the best possible tenant for your investment property.

REGULAR INSPECTIONS

Included in LJ Hooker Kalamunda & Foothills Team's management fee, are periodic inspections of your property. Each time your property is inspected it is automatically diarised for the next inspection. Recommended property routine maintenance or optional work such as repainting or carpeting.

EFFECTIVE MARKETING
LJ Hooker is an industry award winner for property marketing. Their marketing attracts the greatest number of enquiries and will expose your property to the widest possible number of prospective tenants by the use of a list which can be obtained from our office, five popular internet websites (realestate.com.au, reiwa.com, homehound.com.au, ljhooker.com and foothillsrealestate.com.au) and telephone enquiries.

STRICT ARREARS CONTROL
We review arrears twice per week to ensure that the tenants who fail to pay their rent on time for whatever reason, are contacted on a timely basis. Those who do not respond to the reminders are served with a warning letter, explaining that if they fail to pay, or do not contact us to make arrangements to pay, they will be served with a Termination Notice which gives them fourteen days to vacate. This is usually sufficient incentive to encourage most tenants to pay their rent. However, should this warning letter fail to bring results, your Property Manager will contact you to discuss the matter and to decide whether to proceed with the termination of the tenancy or whether to allow the tenant additional time to pay the outstanding rent.

TIMELY PAYMENT OF OUTGOINGS
From the rent collection on your behalf, we can arrange payments of all standard property outgoings as you instruct in the Property Management Agency Agreement. Such accounts could include Council Rates, Strata Levies and Water Rates.

RENTAL REVIEWS
We ensure you enjoy full market rental for your property. We regularly assess the rental on your property taking into account factors such as current market rents of similar properties, the vacancy factor in the area, the general condition of the property, and the quality of the tenant and the length of the tenancy. Where we see that a rent increase can be justified, we will advise you and seek your specific instructions.

ACCOUNTING TO YOU

Each month we prepare and forward you a detailed monthly Rent Statement for your investment property, also, we produce an Annual Financial Statement to help in preparing your annual tax return.

LEGAL REQUIREMENTS
It is our duty to ensure that Government legislation relevant to property investment is complied with. The Residential Tenancy Agreement, prepared by us, contains several additional clauses, which are allowable by law to provide additional protection of your interests. We will also advise you on the legal aspects of property insurance, if required.
